Romell Ariana: Possession, RERA and Price Questions
You pay 10% of the agreement value on booking, plus stamp duty and registration. Nothing is due during construction. The remaining 90% is paid on receipt of the Occupation Certificate. It is a limited-period developer offer subject to Romell's terms.
For a 682 sq ft 2 BHK on floors 1 to 6 at ₹1.90 Cr: ₹19.0 L (10%) + ₹11.4 L (6% stamp duty) + ₹30,000 registration, about ₹30.7 L in total.
GST applies on under-construction homes as per law. Whether it is collected with the 10% or later is set by the developer; I confirm it for your unit and put it in the cost sheet before you book.
The MahaRERA proposed completion date is 31 December 2028 (Reg. No. PR1180002400010). Any earlier target the developer may be working to is not a commitment.
Your rights in case of delay are governed by RERA and the registered agreement for sale, which sets out interest or refund terms. Read the agreement before you sign; I will walk you through it.
