Mumbai Property Markets I Know: Borivali, Charkop, Bandra and Vile Parle
Short, honest notes on each market. No rate-per-sq-ft here. Ask me for this week's rates and I'll send them with a date.
New Projects in Borivali West: Metro-Connected Family Homes
Borivali West is one of Mumbai's most settled family suburbs, built around I.C. Colony, Shimpoli and the Gorai side, with Sanjay Gandhi National Park close by. New supply is mostly redevelopment and mid-rise towers along I.C. Colony and New Link Road.
See Romell Ariana, Borivali West- Metro Line 2A at Mandapeshwar, Eksar and Borivali West, plus the Western Railway line
- Coastal Road and the proposed Versova to Bhayandar extension on the western side
- Mostly 2 BHK and Jodi homes for families upgrading within the suburb
Flats in Charkop, Kandivali West: Planned Layouts and MHADA Redevelopment
Charkop is a planned MHADA layout of numbered sectors, so roads are wider and plots more regular than in much of Kandivali West. Low-rise society buildings are being redeveloped into towers, which brings new 2 and 3 BHK homes into an established neighbourhood.
See Serene Elysia, Charkop- Sector 3 sits about 1.2 km from Kandivali West Metro on Line 2A
- Schools and the Charkop market within the sectors
- Quieter than the Link Road belt, with Link Road a short drive away
Luxury Flats in Bandra West: Redevelopment Homes Near BKC and the Sea Link
Bandra West is the benchmark address of Mumbai's western line, from Pali Hill and Carter Road to Bandstand and Linking Road. Land is scarce, so most new homes come from redevelopment of older buildings and bungalows, and supply stays limited.
Send me your Bandra brief- Bandra-Worli Sea Link, Western Express Highway and Western Railway
- BKC close by, with Aqua Line Metro 3 stations at Bandra Colony and BKC
- I check the MahaRERA registration and timeline on every redevelopment first
Flats in Vile Parle: Redevelopment Homes Between Juhu and the Airport
Vile Parle is a family-first suburb between Juhu Beach and the domestic airport, known for Irla, Nehru Road and its college belt. Redevelopment of older societies on both the east and west sides is the main source of new homes here.
Send me your Vile Parle brief- Aqua Line Metro 3 at the Airport Terminal 1 station
- Western Railway and the Western Express Highway
- Juhu, Santacruz and Andheri business hubs within easy reach
Experience Across Two Property Markets: Mumbai and Dubai
Earlier in my career I worked in Dubai real estate, which is where my habit of putting every number in writing comes from. In Dubai, every property advertisement needs a permit, every broker carries a registration number, and the buyer sees the full cost before signing. I work the same way in Mumbai. I give you the MahaRERA number before the brochure. I put the all-in cost in writing. And I am used to buyers who are in a different time zone, need documents couriered, and want a video of the site before they book a flight.
No Dubai property is offered, listed or advertised on this site.
- Registration numbers before brochures
- Costs in writing before tokens
- Remote buying handled as routine, not a favour
Questions Buyers Ask Me First
Short answers. Ask anything else on WhatsApp.
For many families, yes. Borivali West has Metro Line 2A at Mandapeshwar, Eksar and Borivali West, the Western Railway line, established schools and markets, and Sanjay Gandhi National Park close by. Whether it suits you depends on your all-in budget and commute, so tell me both and I will say so honestly.
New supply is mostly redevelopment and mid-rise towers around I.C. Colony and New Link Road. Romell Ariana in I.C. Colony is one ongoing project, MahaRERA No. PR1180002400010. Send me your brief and I will share the RERA-registered options that fit, each with its registration number.
Kandivali West suits buyers who want the Link Road and Mahavir Nagar belt, or a planned layout like Charkop. Borivali West suits buyers who want I.C. Colony, Shimpoli and quick access to the national park. Both are on Metro Line 2A, so compare the commute, the carpet area and the all-in cost for each shortlist.
Yes. New launches cluster around Charkop and the Link Road, mostly 2 and 3 BHK towers, many of them redevelopment of older society buildings. Serene Elysia in Charkop is one ongoing project, MahaRERA No. PM1180002601340.
Malad West draws working buyers because of Mindspace, the Link Road and Metro Line 2A at Malad West and Lower Malad, with the Western Railway line close by. Traffic and project quality vary a lot from one pocket to another, so I compare specific RERA-registered projects, not the suburb as a whole.
Andheri West, around Lokhandwala, Versova and D.N. Nagar, has Metro Lines 1 and 2A and an established social scene, and it usually costs more for the same carpet area. Malad West often gives you more home for the same budget, with Metro 2A and Mindspace nearby. The right answer depends on your commute and all-in budget.
Much of the new supply in Andheri is redevelopment of older societies. Check the MahaRERA registration, the completion date the developer has committed to, the carpet area on the registration and the occupation certificate status. I share these in writing for every project I recommend.
Go to maharera.maharashtra.gov.in, choose Registered Projects, and search the registration number printed on every project card on this site. The certificate shows the promoter, the sanctioned plans and the completion date the developer has committed to.
Stamp duty in Mumbai is 6% of the agreement value, made up of 5% stamp duty and 1% metro cess, or 5% for a woman buying in her sole name. The registration fee is 1%, capped at ₹30,000. GST of 5% applies to under-construction homes that are not affordable housing, and none applies after the occupation certificate. Use the calculator above for your figures.
Agreement value, plus stamp duty, registration fee, GST on under-construction homes, and the charges outside the agreement: parking, maintenance deposit, society formation, legal and infrastructure charges. The calculator covers the first four, and I send the project cost sheet for the rest.
You pay about 10% of the agreement value at booking and the balance 90% on the occupation certificate. Taxes and registration are usually paid separately at agreement. Romell Ariana offers this plan on Band 1 homes.
Yes. NRIs and OCIs can buy residential property in India. Payment comes through NRE, NRO or FCNR accounts, and a power of attorney can sign on your behalf in Mumbai. I help with the sequence and the documents.
It depends on the project. Before you book, I tell you in writing exactly who pays what for that project, so there is nothing to discover at registration.
Borivali, Kandivali, Charkop and Dahisar first, then Malad, Andheri, Vile Parle and Bandra. If your brief is elsewhere in Mumbai, send it and I will tell you whether I can help.
Send me your brief. I'll reply with options that fit, or tell you honestly if nothing does.
Call or WhatsApp any day. I reply personally.
